How do I apply to rent a home from PlainJan's?
Come by our office at 511 Monore or print the online application, fill out completely and bring, mail, email (info@plainjans.com) or fax (620-872-3822) to us. After your application is approved, in 3 - 5 working days, you will be contacted.
What is your lease term?
Most leases are month-to-month. Some property is available for a six month lease or a one year lease.
Are pets allowed?
A few of our houses are 'pet friendly'. There is an additional $150 (minimum) deposit, depending on breed, size & number of pets.
Pet deposits are nonrefundable.
Who is responsible for repairs?
According to our standard lease, the tenant is responsible for all repairs costing less than $50 and for any damages caused by them or their guests, including drain stoppages.
When is the rent due?
All house rent is due on the 1st day of the month. Storage unit rent is due one month from date on lease.
How much is the Security Deposit?
Security Deposits are normally equal to one month's rent.
Can I pay part of the Security Deposit now, and part later?
All deposits are due up front.
What if I have an emergancy on a weekend or at night?
If it is a life or property threatening emergancy, you can obtain a number to call by calling the PlainJan's Rental office and listening to the answering machine message
How can I be sure to I get my deposit back when I move?
PlainJan's Rentals will gladly refund your Security Deposit as long as you've paid your rent on time and leave the property clean and not in need of repairs and you have not violated the terms of your lease.
Is there an application fee?
PlainJan's Rentals does not charge an application fee.
If I like a house will you hold it for me?
Yes, you can pay 50% of the Security Deposit up front and we will hold the house for you for 2 weeks. This money is non-refundable if you should decide not to rent the property by the designated date.
